When you walk through a home for the first time, it's easy to get caught up in the shiny kitchen counters or the perfectly staged living room. I get it! I've been there too. But over the years, I've learned that what really matters isn't always what catches your eye at first glance.
Here are three red flags I always encourage buyers to pay attention to when we tour homes together.
If you walk into a house and it hits you with heavy air fresheners or candles, pause for a moment. Sometimes sellers are just trying to make the home feel welcoming, but strong scents can also be covering up pet odors, mildew, or even smoke damage. Trust your nose. If it seems like something is being hidden, it's worth asking questions or bringing in an inspector.
Look up and down as you walk through. Stains on ceilings, warped baseboards, or bubbling paint can all point to past or current leaks. Water issues can be one of the most costly problems for homeowners, so spotting them early is key. I always take the time to point out these details because they're easy to miss when you're focused on the bigger picture.
It may feel like a small thing, but doors or windows that don't open smoothly can be a sign of foundation problems. Of course, sometimes it's just old hardware or humidity, but when I see this in a home, I make a mental note and dig a little deeper.
These red flags don't always mean you should walk away from a home. They just mean we should slow down, ask questions, and possibly bring in professionals to take a closer look. My goal is always to help you move with confidence, not surprises.
